What the price actually covers

The floor is a full gallery shot on site, edited and graded. It is not a per-image rate that climbs every time you want one more frame. Agents quote listings, not photographs, so the pricing is built the same way: one number for the property, known before the shoot rather than after it.

What makes one listing cost more than another

Size and time on site, mostly. A two-bedroom apartment is one pass. A large family home with a garden, a pool and a second storey is more rooms, more setups and more light to wait for. Twilight is a separate visit, because the window it depends on runs about twenty minutes and it is at the end of the day, not in the middle of it.

Aerial work is the other line that moves. It is flown under CASA accreditation, and in parts of bayside Melbourne whether it can be flown at all is a genuine airspace question rather than a preference. That is worth settling when the shoot is booked, not on the driveway.

What the postcode does not change

The suburb is not a pricing tier. A three-bedroom in Bentleigh and a three-bedroom in Brighton are the same job with the same setups, and charging differently for them would be charging for the vendor's budget rather than for the work. What the suburb changes is the shoot, not the invoice: which way the light comes in, whether there is anywhere legal to stand for the frontage, and whether a drone can go up.

When a retainer is cheaper than paying per listing
